# Zakat with a mortgage: assets and principal repayments

Understand why your home, mortgage balance and repayment schedule are separate parts of a Zakat assessment.

A home used as your residence is generally excluded from zakatable assets. Its full outstanding mortgage is not automatically deducted from your other wealth. Treatment of principal instalments differs between scholars; identify the permitted amount under your method and distinguish it from interest and future expenses.

## Keep the home and debt separate

The exemption of a personal residence does not automatically create a matching deduction for its entire mortgage. Nor does owning a mortgaged home make all savings exempt. Start with your eligible cash, investments and other assets, then consider permitted liabilities.

## Read the repayment schedule

A mortgage instalment can include both principal and interest. Do not assume the full bank payment is the qualifying deduction. NZF’s published guidance allows consideration of up to 12 lunar months of principal repayments where paying Zakat would affect repayment ability. Other scholarly methods differ.

## Example of the decision

You have £10,000 eligible savings and an outstanding mortgage of £180,000. The £180,000 balance does not automatically reduce your eligible savings to zero.

If the method you follow permits a £2,000 principal deduction in your circumstances, your net assessed amount becomes £8,000 before other adjustments. If no deduction applies, it remains £10,000. Compare the appropriate amount with the selected nisab.

## Rental and trading property

A property held to rent out or to resell needs a separate assessment from your own home. Intention, business structure and ownership share matter. Use the property guide and obtain advice for development businesses or mixed-use arrangements.
